MORPHOLOGY
All the morphological analysis of the site is presented on this page. This analysis is split up into different morphological layers which include the blue and green networks, street hierarchy, blocks, plots, units and finally building details.
Blue & Green Networks
Street Hierarchy
The area presents a moderate presence of water, with a canal running along the Avenida do Presidente Juscelino Kubitschek de Oliveira, which flows into the nearby São Gonçalo Channel, and a smaller drainage ditch which runs along the Rua Raul Corréa.
The southern part of the area is an undeveloped greenfield forming a green corridor which runs from the PAR to the Canal São Gonçalo. A modest quantity of vegetation borders the Juscelino de Oliveira canal. The rest of the neighborhood doesn’t present any relevant presence of vegetation except for some isolated tree, mostly in private plots. No formal park or other green infrastructure is present in the area
On a larger scale, however, the presence of vegetation is significant, both south of the Canal São Gonçalo and east of the Balsa neighborhood.
The area presents four types of streets :

paved main streets, whose average width is of 12 meters, with sidewalks on both sides and street lightning.

non-paved streets, whose average width is 10 meters, without any sidewalk vith with and street lightning.

non-paved tracks, with a great variation in width and no infrastructure.

private and fenced paved roads, whose average width is 15m and that are essentially located inside the PAR perimeter.
Block
Plots
The block of the PAR covers a surface of 1.02 hectares, with perimetral dimensions of 130 X 124 X 105 X 50 meters. This is consistent with the structure of the neighbouring blocks, which have different dimensions, ranging from a minimum of 0.2ha to a maximum of 2.03ha, but whose average dimension is 1ha.
The habitative density of the PAR block (176 dwellings/ha) is higher than the average density of the surrounding blocks (100 dwellings/ha).
The street frontages of the PAR block are mainly inactives, the perimeter of the block being entirely surrounded by walls or fenced off, and the active edges of the condominium being on the private streets that cross the block.
The PAR is composed by two plots of 0.4 and 0.6 hectares. This is singular compared to the neighbouring blocks, where the plot density is much higher, with an average plot dimension of 0.027 hectares.
The fronts and backs of the plot are diagonal from the streets. This represents another singularity if compared to the surrounding perimetral blocks, where the plot frontage is parallel to the street frontage.
Units
The PAR is composed by 3 5-storeys blocks of flats, of different lengths but repeating the same architectural pattern, located towards the centre of the plot and diagonal from the streets.
On the contrary, the surrounding area is characterised by a great diversity and variation in the built form, with 1 or (less frequently) 2-storeys buildings.
Architectural Details
The PAR architecture is characterised by a simple style, based on the rhythmic succession of white and light brown stripes. The buildings are mainly regular painted brickwork, employing modern standard construction techniques.
The surrounding area presents a most diverse style, with wooden hut and brickworks houses, highly variable in shapes, colours and status of the building.
The newly built PAC residential development on the north side of the PAR presents a greater regularity, with continuous bars of low white masonry building. Interestingly enough, as soon as the new inhabitants settle in the new development, they tend to personalize the building by painting the outside walls in pastel colours.
